Guide to Home Buying

Here’s How It Works:

1. Buyer Consultation: we will talk about what you are looking for in a home and go over the home buying process.


2. Find a lender – get your preapproval letter– know your interest rate and your monthly payment


3. I will email you homes to preview online and I’d encourage you to drive by the homes you are interested in.


4. Of these homes, let me know which ones you are interested in seeing the interior, floor plan, etc. and I will schedule the showings.


5. Once you find a home you want to purchase, we’ll write an offer. You will need money for:

  • Earnest Money: this is a good faith deposit that gets applied towards the purchase price

  • Inspection Money: whole house, termites, radon (approx $500) – chimney and pool are additional.

  • Closing costs: typically 3% of the purchase price

  • Insurance: pay one year premium up front


6. We will negotiate to a final purchase price. Once this is finalized, you will need to schedule inspections ASAP (look at your copy of the contract-time is of the essence). You will need to be present for inspections and I will need a copy of the inspection report.


7. Once inspections are complete, we may renegotiate based upon any concerns found.


8. Next the appraisal will be ordered by your lender. At the same time, the title company will be doing a title search in order to ensure clear title (no liens, etc.).


9. After these items are complete, your file will go to underwriting with the lender for final approval. While we wait, we will schedule the closing date, time and location.


10. Your lender will review the HUD-1 Settlement Statement with you at least three days before closing, letting you know how much money you will need for closing. Anything over $1000 now has to be wired. Your lender/title company will give you instructions on how to do this.


11. We will do one final walk through of the home 24 hours before closing to ensure that everything is as it should be.


12. CLOSING! Bring your driver’s license and get ready to sign a lot of paperwork! See you there!!
