Letter to Off Market Property Owners

  1. Should be written by you (the buyer)

  2. Make it personal

  3. Tailor your letter to that specific home (reference details of the home that you like) so that it does not come across as a letter that could be sent to every home on the street.

  4. Include a timeline of when you are hoping to buy/move

  5. Include contact information so that they can get back to you… phone number, email can be a low-pressure way to communicate

  6. Buy a nice colored envelope and card – something that stands out, something they might hold onto vs. just a plain white letter. Hand write the address.

  7. Make it clear that you are not an investor – and that this is a home that you could see yourself living in for many years

  8. Creative tactic – try to find the owners on social media and see if you happen to have any friends in common… if you do – this could be a great way to get connected

  9. Your agent can do some research for you as well. They can use the MLS to look at expired, cancelled and withdrawn listings. They can also use Realist to pull up addresses on specific streets to then research the features and sales history on the MLS and County Auditor Website.
